The area

A Punta Mita villa is not a beach condo.

At the northern tip of Banderas Bay, in the municipality of Bahía de Banderas, Nayarit, Punta Mita is really two places. One is the gated Punta Mita development, with controlled access, beach clubs, golf and residences that share community rules. The other is the village of Punta de Mita and its surroundings, such as Higuera Blanca and Litibú, where homes and villas have more freedom to operate and a relaxed surf-town feel.

Guests who choose Punta Mita want privacy, service and a home that simply works. They usually travel as families or groups, often from the United States and Canada, and they compare your villa with the best resorts on the peninsula. So the job does not end with a listing: it shows at arrival, in the care during the stay and in how a problem gets solved on a Sunday night.

Demand and pricing

Protect the rate without leaving nights empty.

Demand in Punta Mita peaks in winter, over the holidays and during Easter week, when many guests book months ahead. Those dates should not sell for the price of a quiet week in September, and they should not be discounted just because someone booked early.
